How To Prepare Sellers For The Inspection
Give the sellers plenty of advanced notice once the inspection has been scheduled. Verify the appointment with the seller the night before. Instruct the seller to clear personal property from electrical panels, furnaces, water heaters, crawl space and attic access doors and wall thermostats. The kitchen should be clean enough that all appliances can be operated. Pets and valuables should be secured. The seller should leave the property for 4-5 hours to reduce their stress and allow the buyer to be more comfortable inside the house. A contact number for the seller is sometimes helpful. Create realistic expectations. The seller is emotionally invested in the property, the home inspector is not.
